Things buyers ask.

01Is the title freehold or leasehold?+

Freehold. The land is Lot 24480, individual titles will be issued at handover. No 99-year clock.

02Are foreigners allowed to buy?+

The mainland threshold is RM 1.8 million per unit, so only bungalow lots may qualify (subject to state consent). Semi-Ds are not eligible. Ask sales for the current rule.

03What is a Bumi lot?+

Six lots are Bumiputera-reserved with a 5% discount, and transfer only to Bumi owners. The other thirteen are unrestricted.

04When is handover?+

Estimated Q4 2028, 24 months from SPA signing. The date is fixed in your SPA with an LAD clause, so you're compensated if we run late.

05What's included in the price?+

The full inclusions schedule is being finalised and will be published with the Sale & Purchase Agreement. Registered buyers receive it first.

06Can I choose my lot?+

Yes, first-come from the published price list. Corner lots (04 and 19) carry a premium; bungalow lots (01–03) are priced by land size.

07What's the maintenance arrangement?+

A Residents' Association maintains the green, roads, drains and pond from handover, around RM 180 per home a month. Not gated; the layout keeps traffic out.

08Can I extend or modify the house later?+

Yes, within the approved envelope. Porch enclosure and rear-kitchen extension are pre-approved; streetscape changes need RA & MPSP sign-off. Guideline given at handover.

09Do you assist with bank loans?+

Yes. Panel lenders are Maybank, CIMB, RHB and Hong Leong. Pre-qualification takes 3–5 working days; terms depend on your profile.
